Yes, some builders here in the Phoenix Valley have been observed to take short cuts to keep up with demand during the housing boom.  The builder is able to fix any and all known items on the home inspection list.  Also, many builders will warranty up to a year later a new house.  The home inspector can conduct an inspector before the drywall is up.  This gives a high level of inspection that most new home builders do not offer to the purchaser.  There is a bigger possibility of identifying defects at this point in time.  Also, it is simpler for the builder to mend at this time.  It is a win-win for each side of the transaction.  I have read about folks getting a new home.  Then, six months later the builder must rip into the wall due to a defect found by the buyer after living in the house.  Yes, one has a guaranty on the house.  {However ,} this is also an inconvenience not needed for the family since everyone lives busy lives.

As the home is being built, there are lots of other things I try to do to keep an eye out for my clients’ best interests.  Here are a few that will actually help you.  Keep a lid on of what the existing base costs for the home are and current motivations are being offered.  Many times, folk buy their home and they totally forget to test what the current market is doing.  This is a huge mistake and one that may definitely cost a lot of money.  Pay attention to the base costs, incentives, and lot premiums being charged.  If you check into them and they are far lower then you paid because of the builder having slow sales or heightened competition, fight them!  Ask for a reduction on your price too or ask to receive the same incentive being offered.  Most times the builder will say,’I am sorry, the price is locked in and we cannot/will not renegotiate the price.’ In my opinion, that’s ridiculous, and almost all of the time I’ll get the builder to match the current price or motivation.  Now here is where you need to be careful.  The builder is in no way obliged to lower your price or give you the same inducement others are getting.  In addition, they’re literally throwing profits right out the window and they will fight you to not offer the better price .
